Description of the Land
This 8.30 acre property is nestled high in the Rocky Mountains in the San Luis Valley. Mt. Blanca, the fourth highest peak in Colorado at 14,345 feet, offers stunning views to this subdivision. It is part of the Sangre de Cristo Range. Located centrally around the towns of Fort Garland and San Luis, it is about 25 miles east of Alamosa, 210 miles south of Denver, 175 miles east of Durango and 50 miles west of Interstate 25. It is a large subdivision that covers different parts of the county. Fort Garland and Blanca are small towns in the area offering gas and a few restaurants. Alamosa, to the west, is a bigger town offering shopping, a state college, Wal-Mart, restaurants and hotels. The valley is mostly agricultural with many beautiful farms sprinkled about.


It is an oversized lot as most of the lots in the San Luis Valley Ranches are five acres! All of the photos below were taken only five blocks to the east of this property in unit G on a previous visit to the area and we have not had a chance to view the property. They should be an excellent representation of the area and its surrounding views.
There were fabulous views of the mountains and hills in the area as seen in the photos below! There are great views of Blanca Peak in the Sangre de Cristo Mountains to the north and the views continue of this mountain range from the east to the southeast! To the south are views of the valley and you can see one of the hills that sits in New Mexico just to the south. To the southwest are views of cool looking grassy rolling hills and beyond them were the snowcapped San Juan Mountains! We have included a few aerial topography maps showing how the property sits in the valley with the awesome views of the mountain ranges and hills. I noticed there are a few circles on the map nearby from the irrigated crops. I am not sure how old the aerial photo is or if the area still is being farmed but there are all sorts of farms in this valley!

This property sits at the intersection of 9th and County Road 12 as seen in the parcel map. The county indicated that County Road 12 is a graveled road and it is maintained by the county! The local power company indicated that there was power running along the county road across the street and gave a rough estimate of $3700 to run power. You will definitely need to verify this information yourself. The aerial photos show a few neighbors in the area. The area is fairly flat with small scattered sagebrush and patches of grass.

This would be a great place for someone wishing to have peace and quiet with a bit extra room! We very seldom come across land in this valley with power running along it and it sits along one of the major roads through this part of the valley so be sure and check this one out - I think it will be snatched up quickly!!
