GENERAL DESCRIPTION
The Sunny Valley Angus Ranch is a diversified farming and ranching operation encompassing over 3,500 acres with capabilities that allow for a wide variety of other uses. The ranch has served as both a commercial and registered cattle operation as well as a horse operation. The property could be operated as a commercial scale operation for a variety of livestock such as cattle, sheep, goats, or lamas. Also, the operation could be expanded into recreation opportunities such as a hunting/wildlife operation with cash lease income from agriculture operations.
The ranch provides a mixture of pivot-irrigated meadows, open pasture and native grass, dry land farm ground, gently rolling hills, and creek bottom which create a great setting amid the property's exceptional improvements.
West Bijou Creek flows intermittently and winds through the property. The bottom is covered with stands of cottonwood trees, which provide good waterfowl and upland bird habitat, and also ensures good protection for mule deer. Antelope also frequent the property along with the occasional whitetail deer. The potential of expanding the riparian areas and part of the farmland into wildlife, waterfowl and upland bird game habitat is likely.
LOCATION
The Sunny Valley Angus Ranch is located approximately 40 miles east of Denver and just a few minutes south of Byers and Strasburg, Colorado. The ranch is served by Arapahoe County roads J 73 & 181. Arapahoe County is composed of the Denver metro area subdivisions on its west side with scattered development in the central portion and rural surroundings in the eastern portion. The property is about a half hour's drive from Denver International Airport and under an hour to downtown Denver.
Located on Colorado's eastern plains, the ranch is very accessible to the amenities of Denver and the Front Range. The small towns of Byers and Strasburg offer day to day services and provide a traditional small town atmosphere.
ACREAGE
The ranch consists of 3,024+/- deeded acres. There are approximately 255+/- acres pivot irrigated crop land and 455+/- acres of dry land farm ground.240+/- acres grassland on both sides of West Bijou Creek. The creek bisects the property from south to north and provides a rich transition of bottomland and farm land. The balance of the ranch consists of dry land pasture and grassland. There are 40+/- acres of farmstead land as well (improvements).
The ranch holds grazing leases on 2,236+/- acres of Colorado State lease grazing lands.
WATER RIGHTS
The water rights include four irrigation wells, two domestic wells, two livestock wells, and one livestock well with a pipeline. The irrigation wells are as follows:

IMPROVEMENTS
Main Ranch House:
All brick house comprised 5,100 square feet and consists of six bedrooms, four and one-half baths (master bath has steamer), dining room, kitchen, breakfast room, large family room with fireplace, large office with fireplace, and walk in vault, work out room, and play room. Amenities include hardwood floors, carpet and tile plus two furnaces, two hot water heaters and air conditioning as well as the following features:
* All brick, 28' x 60' five car garage with four automatic doors. * Sprinkler system. * 81' x 38' basketball court with baskets at both ends.
Manager's House:
Frame house consisting of approximately 3,000 square feet with three bedrooms, two baths, kitchen with large pantry, family room with fireplace, air conditioning, office and den.
Employee House:
All steel 1,440 square foot house with two bedrooms, one bath, kitchen, and living room. Scale room and office with half bath are attached. It is also air-conditioned throughout.
Scales & Chutes:
* Automatic Bowman-Chute, two Paul's Scales and a Bowman Dipping Vat with roof over working area * Livestock scale is 9 ½ x 18' with a 36,000 pound capacity * Semi scale is 10' x 70' with a 120,000 pound capacity.
Calving Barn:
Made of wood and metal, the calving barn has a heated veterinarian room, half bath with hot water, nine stalls, and pulling area. Main part of barn is 48' x 64'. Large calving area with two portable 44' x 36' stalls. Has two sliding doors 17' wide x 11' high opening and 12' wide x 12' high that make it easy to clean with a loader.
Horse Barn:
41' x 66' steel and plywood facilitate with 10 stalls including one foaling stall, a feed room and a tack room plus six exterior runs.
Main Shop:
50' x 100' metal building with two steel doors 20' x 15' high, you can drive straight through. Has 6" cement floor throughout and grease pit. Wired for 110 and 220, four welders, cut off saws, plenty of storage, men's and ladies' restrooms, men's has a shower. Heated store and veterinary supply room.
Metal Storage Building:
50' x 101' building, cement floor throughout 20' x 14' automatic doors on both ends of building, you can drive straight through, built heavy enough to hold grain.
Large Open Shed:
18' 6" x 72' wood frame and metal sided shed. 12' on open side can be cleaned out with loader, good place to calve heifers.
Open Quonset Shed:
* 25' x 60' all steel shed on 42" concrete wall with 12" footing. * Opening has 12' clearance.
Cement Shed:
* 30' x 60' cement shed, walls are 10' tall. * 10'6" clearance can be easily cleaned out with loader.
Quonset Shed:
* 25' x 60' Quonset on 4' 6" concrete sidewalls.
Feed Shed:
* 36' x 103' shed sitting on 5' 8" walls. Five bays, one is enclosed with 19' automatic door. All bays have 5' 8" partition walls; all are 20' wide by 14' 8" high.
Grain Storage:
* Three hopper tank overhead bin * 1,263 bushel Hoppermatic bin * 2,863 bushel Hoppermatic bin * Two 4,000 bushel grain bins with a cement pit and new augers * 8,222 bushel grain bin with a cement pit, two new fans and new auger * 14,190 bushel grain bin with a cement pit, two new fans and new auger * 60' x 150' cement slab for ensilage with 6' sidewalls.

UTILITIES
Qwest Communications and Bijou Telephone Coop provide telephone services. The Rural Electric Association (REA) supplies power. Propane and natural gas are used for heat.
CLIMATE
The property lies at an elevation just over a mile high. The weather is similar to that of Denver and considered mild for Colorado with lots of warm sunny days.
SUMMARY
The Sunny Valley Angus Ranch is a top quality farm and ranch with excellent improvements. The ranch is well located, close to Denver, just off of I-70 at Byers.
