Location: The ranch is located approximately 90 miles east of Colorado Springs in east-central Colorado.

Terrain: The terrain of the ranch is best described as rolling loamy sand country with tighter adobe type soils on the western portion of the property. The ranch has an open appearance with a good mix of native grasses.
Water: The property is well watered. The majority of the ranch is watered by approximately 30 miles of waterlines with drinking troughs. Other portions of the property are watered by approximately 9 miles of Rush Creek, pitted and natural ponds and windmills. Well water is shallow.
Improvements: The ranch is improved by a three bedroom home, pens and outbuildings. Fences are in overall good condition and the ranch is partitioned into ten pastures and several traps.
Access: Access to the ranch is provided by graded county road.
Hunting/Recreation: There is an abundance of antelope, some mule deer, quail, dove and ducks on the creek.
Remarks: This is a working cattle ranch rated at approximately 1,100 cows or 3,000-3,500 yearlings.
